Gillespie Management’s office is open Monday through Friday. If we’re not in the office, leave a message and we will return your call when we return - or email us. We are closed weekends and holidays.
The deposit is equal to one month’s rent.
The security deposit is due at the time you sign the lease.
Your security deposit is to secure performance of your lease and to cover any damages for which you may be responsible. It cannot be used as your last months rent.
An accounting for any charges is sent out within thirty (30) days of the end of your lease, along with a check less any deductions shown on that accounting. Should work be ongoing at the 30 day mark, an estimate of charges will be sent and the remainder sent within 45 days of you vacating the apartment. You also need to be aware that if you have roommates and/or subtenants, security deposits are jointly owned property, and any check sent will be made out in all roommates’ and subtenants’ names in a joint check. Parties to the lease and sublease can have their names removed from the check, but only in writing, and only if signed by the roommate agreeing to have their name removed.
Yes, subject to the terms of your lease. It is your responsibility to find a suitable replacement tenant to take over your lease.
After you find a sublessee, do the following: 1) Have the sublessee(s) fill out a lease application and submit it to the office, 2) Furnish us in writing with the following information a) The amount of rent the sub-tenant will be paying and the schedule of the payments. b) Amount of Security Deposit the sublessee(s) will pay at the sublease signing. This is for your protection so you are not paying for damages that may occur during the sublease period. c) The dates the sublease will start and end. d) The name of the tenant(s) being replaced. e) Call the office to schedule an appointment to sign the sublease. 3) You, the sublesse(s), and all of your roommates, if any, will need to sign the sublease agreement.
Yes, There is a $50 charge to cover the cost of preparing and executing the documents.

Rent is due on or before the first of every month, from August to July. See your lease for further details.
There is no grace period. Rent is due on or before the first of every month. If the rent is mailed, it is considered on time if received on the first of the month.

We accept cash, personal check, money orders, bank checks, or Traveler Cheques.
You can either pay your rent by mail, or at our office during normal business hours. Never send cash through the mail.
You can pick up your keys at our office between 3 p.m. and 5 p.m. on the day your lease begins. If you can’t make it during those hours, please call us to make special arrangements.
Except in special circumstances, one roommate may check out the keys for every roommate.
Call the towing company on the RESERVED PARKING SIGN. Make sure you have a copy of your parking lease to show the tow truck driver Towing companies will not remove a car from a space unless you can show that you have rented that space.
Special permission can be given for fish and reptiles. We do not allow any birds or mammals.
No, Gillespie Management does not have storage space for unwanted furniture – and your lease prohibits you from removing it from the apartment.
